Guest policies
Check-in & Check-out
- Check-in from 3:00 PM · check-out by 11:00 AM
- Self check-in with a private entrance code sent before arrival
- Early check-in / late check-out by arrangement when the calendar allows
Quiet Hours & Community
- Brightside is an adults-only retreat — every guest must be 18 or older
- Quiet hours from 9:00 PM to 8:00 AM across the estate
- Three guest spaces share seven acres — please keep the peace for everyone
- Pool and dock close at dusk for the safety of guests and wildlife
Lake & Wildlife Safety
- Life jackets required for all boating — provided in every size
- Fishing is catch and release; barbless hooks preferred
- Please never feed the otters, herons or other wildlife
- No swimming in the lake; the pool is for swimming
Pets & Property
- Dogs welcome in select guest spaces with advance notice ($150 per night fee)
- Pets stay leashed outdoors — the otters and sandhill cranes thank you
- No smoking indoors anywhere on the estate; designated area by the barn
Booking & Cancellation
- Every booking is a request confirmed personally within 24 hours
- No card is needed to request a stay — once your dates are confirmed, you'll receive a secure payment link
- Full refund (100%) for cancellations made 45 days or more before check-in
- 50% refund for cancellations made 30–44 days before check-in
- Cancellations within 30 days of check-in are non-refundable
- Direct bookings always receive our best available rate
Payment & Incidentals
- A secure payment link confirms your reservation; your card is only charged when you pay it
- Celebration packages and rentals are added to your final invoice
- Farm stand goods are honor-system — settle up at checkout or leave cash in the box
